REDLANDS, Calif. — The city of Redlands is set to undergo some transformations, with many residential, commercial and industrial projects recently approved or already under construction.
Why it matters: While the exact timelines for completion remain uncertain, these developments have the potential to reshape the community by introducing new housing, business opportunities and infrastructure improvements.
Below we have highlighted a few key developments coming to Redlands.
Residential developments
The city is seeing a surge in residential projects aimed at addressing housing needs. Several large-scale developments have been approved, including:
Tennessee Village: Located on the east side of Tennessee Street, approximately 500 feet north of East Lugonia Avenue, this project features 460 apartments, with 5% set aside for very low income housing and 18,000 square feet of commercial space. Read more about the project here.
Lugonia Village: This project would construct 451 apartments and 72 condominium townhouses in multiple buildings between West Lugonia Avenue and Pennsylvania Avenue. The project will have 28 units designated for affordable housing. Read more about the project here.
Village at Orange Blossom: A total of 108 market-rate apartments for seniors (55+) will be built between Judson Street and Grove Street, located on the south side of the Orange Blossom Trail.
The Grand Apartments: On the northeast corner of Redlands Boulevard and Eureka Street, 149 apartments will be constructed in a four-story building. A variety of on-site amenities and common spaces, such as rooftop decks, will be included.
City Center Mixed-Use Project: This development will consist of three retail or restaurant pads on the ground floor, podium parking garages and 138 apartment units on the upper floors on the northwest corner of Brookside Avenue and Eureka Street.
Casa Loma Apartments: On the southwest corner of University Street & Lugonia Avenue, a three-story building with 147 apartments will be built with on-site recreational amenities and a private dog park.
Bergamont Specific Plan: This project, which is currently under construction, will subdivide 58 acres into 317 single-family lots including 10 acres of new public park facilities and associated roadways and infrastructure. The location of this project is on the northside of Domestic Avenue and west of Texas Street.
Liberty Lane Apartments: On the southwest corner of Lugonia Avenue and Texas Street, 80 apartments for veterans and special needs households are currently under construction.
State Street Village Mixed-Use Project: This project will redevelop the Redlands Mall site at 101 West Redlands Boulevard with five three-story and four-story buildings with a total of up to 700 dwelling units, a resident amenity building, public and private open space areas, retail and office uses. However, the project has hit significant delays and the developer has defaulted on its $17M loan. Read more here.
In total, across all proposed and approved upcoming projects, an additional 3,403 living units will be added to Redlands. This number includes everything from apartments, condominium townhomes and single-family residences.
Commercial developments
New businesses, hotels and mixed-use spaces are also on the horizon, bringing new shopping, dining and hospitality options to the city. Some of the commercial projects we can expect to see include:
Four-story hotel at 913 California Street: This hotel is currently in process, meaning it is being reviewed and going through the stages in order to be approved. The proposed hotel will have 90 rooms, a quick service restaurant and an automated car wash building.
West Stuart Avenue & Eureka Street: This project is also in process and will consist of multiple mixed-use buildings with retail floor area on the ground floors and 85 garden-style apartments above. Read more here.
Tennessee Shopping Center: A new shopping center is being reviewed that would include an anchor tenant, two retail buildings with shops, a sit down restaurant and two restaurant buildings with drive-through lanes.
Four-story hotel at Plum Lane & Idaho Street: A new four-story hotel with 52 guest rooms has been approved for a 0.77 acre vacant lot. Read our article about the project here.
New grocery store at 1005 W. Lugonia Avenue: A new 16,000 square foot grocery store has been approved for a 3.95 acre site. The project will feature two drive-through restaurants and other related site improvements.
Church & school complex: A new facility for Christ the King Catholic Church will be built on East Lugonia Avenue & Dearborn Street featuring a parish hall building, an administration and pre-school building, five classroom buildings and related recreational facilities on 19.5 acres.
CarMax Dealership: A new CarMax dealership and reconditioning/repair facility has been approved on the west side of New York Street at Brockton Avenue. Read more about the project here.
Tru Hotel by Hilton: A new four-story hotel with 90 guest rooms has been approved.
Redlands Mall redevelopment: The project, which was originally planned to break ground in 2023, has been significantly delayed. The property was facing foreclosure in September 2024 and was set to go to public auction on Jan. 23, 2025. The sale has been postponed three times. The developer says it’s working with its lender to resolve the loan default and avoid a sale. The auction date is now set for March 20, 2025. Read more here. Redlands Public Market Food Hall: After nearly a decade in development the Redlands Public Market is set to open to the public on Friday, Feb. 21. Read more here.
Industrial developments
The industrial sector in Redlands is also expanding, with new projects focused on medical facilities and warehouse space. Here are some of the bigger projects coming to the city:
Kaiser Permanente Redlands: This proposed four-phase planned development is currently pending an environmental review. This project would include a four-story 165,000 square foot medical office building with an ambulatory surgery center, a seven-story hospital with 213 beds, an 83,000 square foot medical office building and a potential hospital expansion of 180,000 square feet with up to 108 beds. The project will be built over 20 years or more.
350 Iowa Street Warehouse: A new warehouse and distribution building has been approved to be built on 9.44 acres.
1101 California Street Warehouse: The project was approved despite strong community opposition. The new warehouse and distribution facility will include parking lots and related site improvements on approximately 18.6 acres. Read our article about it here.
